Leasing & payments

  • Lease terms are built around the academic calendar including nine-month and fall semester leases when offered. Exact dates are in your lease.
  • Rent due dates, grace periods, and late fees are defined in your lease.
  • Guarantors may be required for students without qualifying income or credit history.

Food service

  • Breakfast (grab and go) starts at 6:30 AM and ends at 8:30 AM.
  • Lunch service starts at 11:00 AM and ends at 1:00 PM.
  • Dinner service starts at 5:00 PM and ends at 6:30 PM.
  • Saturday and Sunday brunch starts at 11:00 AM and ends at 1:00 PM.

Conduct & community

  • Quiet hours from 11:00 PM until 6:00 AM, daily.
  • No illegal substances; compliance with federal, state, and local law is required.
  • Common areas must be left clean after use; damage may be billed to responsible residents.

Pets

  • Pets are not allowed.
  • Service animals and support animals: follow applicable fair housing procedures.

Smoking & vaping

  • The building is smoke-free indoors.
  • Outdoor smoking may be restricted to designated areas.

Parking & vehicles

  • Onsite parking is available.
  • Bicycles must be kept in racks or designated bike areas, not hallways or railings.

Maintenance & entry

  • Non-emergency requests e-mail; emergencies call the number on file.
  • Staff may enter with notice for repairs and inspections as permitted by law and your lease.
